AUCTION TERMS & CONDITIONS:

Procedure: There will be open bidding on the each property and any combination of properties.
Acceptance of Bid Prices: The successful bidder will be required to enter into a purchase agreement at the auction site immediately following the close of the auction. As long as the minimum reserve price is met the property will be sold.
Buyers Premium: A two percent (2%) Buyers premium will be added to the successful bid to determine the Contract Purchase Price.
Down Payment: 10% down payment on the day of auction with the balance in cash at closing. The down payment shall be made with a $1,000 cashiers check with the balance of the 10% being in the form of cash, cashiers check, personal check, or corporate check. Your bidding is not conditional upon financing, so be sure you have arranged financing, if needed, and are capable of paying cash at closing.
Closing: The balance of the purchase price is due at closing, which shall take place 30 days after the date of the auction or as soon thereafter as applicable closing documents are completed. Costs for an administered closing shall be shared 50:50 between Buyer and Seller
Evidence of Title: Seller shall provide an owners title insurance policy in the amount of the purchase price.
Possession: Possession shall be the day of closing.
Real Estate Taxes: Real Estate taxes shall be prorated to the day of closing.
